Gumenick Properties

I live in Libbie Mill, which was built by Gumenick Properties. The homes are well designed to look and feel similar to classic brick rowhomes, but in a two over two condo format (we have our own entrance and garage but live above another condo unit). The community is very well laid out and integrated with businesses, a public library, a small lake, parks, and trails. I believe Gumenick also made some condos in Monument Square, which also look really nice from what I’ve seen online and in passing

Gumenick rents to UR students at the. Illage at Horsepen. Overpriced, rundown shabby small units. They billed me for a complete Reno of the apartment citing “damages.” A few charges were legit, a few I reimbursed under protest (billed to replace entire downstairs carpet over two stains they allegedly couldn’t get out - just replacing a section apparently not an option. I refused to reimburse them to replace the bathroom mirror- the silvering eroded during the lease probably due to the unventil

Gumenick properties do not have a breed restriction and their Libbie Mill and Malvern Apts communities are just a few miles from the college.

Gumenick has put their planned 300 plus unit apartmen building on hold. They must not be optimistic about the demand for more “luxury” apartments.

I had very good luck with Gumenick. Very prompt about fixing everything, even small issues, and they gave us back our security deposit as we handed in our keys, without even looking at the apartment.
