Seeking recommendations of builders for newer condos

Mine has definitely kept up with single family homes (could likely sell for ~$390-400/sqft), and comps in my neighborhood sell as soon as they hit the market. That said, mine is older and in a "very Richmond" neighborhood (meaning old Style Weekly version of very Richmond). The condos on Libbie (not Libbie Mill) and Monument Square have appreciated well, and they're "newer" but not new. Though, if OP thinks rent is too high, they're not going to be fond of the HOA fees that accompany condos aro

Seeking recommendations of builders for newer condos

I live in Libbie Mill, which was built by Gumenick Properties. The homes are well designed to look and feel similar to classic brick rowhomes, but in a two over two condo format (we have our own entrance and garage but live above another condo unit). The community is very well laid out and integrated with businesses, a public library, a small lake, parks, and trails. I believe Gumenick also made some condos in Monument Square, which also look really nice from what I’ve seen online and in passing

Richmond’s historic Westwood neighborhood has beaten the odds for years. Can it survive rezoning?

… is a reflection of the best side of Richmonders and is already much more dense than most of its neighboring blocks. This, Monument Park about a mile east, and Monument Square are great examples of density and multifamily that could be built if we Legalized the Fan, and Leaglized housing.

About this property

Monument Square is a condominium community off Libbie Avenue in Richmond's near West End, at 275 Finial Avenue. It mixes townhome-style condominiums with single-floor "mansion style" homes, in architecture the association describes as an interpretation of Richmond's historic styles adapted to modern living. Units are individually owned and the community is run by a homeowners association rather than a leasing office, so there is no published rent or floor plan list — homes here reach the rental market only when an individual owner lets one. This record is kept for its resident reviews.
