Looking for the inside scoop on Wyndham HOA in Glen Allen
There were three HHHunt communities built in the West End: Wellesley, then Wyndham, then Twin Hickory. FWIW, I expect they are all run similarly. I have lived in Wellesley for 32 years. Our HOA fees were also $95/month until recently, but they went up last year to $104. And ours does not include trash. The fees are supporting similar amenities, I believe, assuming the golf course in Wyndham is maintained by a separate pool of fees and not HOA fees. I have never had a special assessment, nor do I

… affects infrastructure, like, mechanically, in somewhere like Hanover which is two counties away. I have a dilettantish interest in urbanism. Is it because HHHunt could see a greater return? Or because it would put the city on more equal ground with the counties by slowing the urban flight of the last 15 years?

RVA Real Estate AMA - It Is a March Grey Day
Most of the one car garages in the suburbs are townhomes. I can't think of a builder (and I work with a lot of them) doing one car garages on a single family home unless you're seeing things like the Simply Ryan builds or some of the entry level HHHunt stuff. Even then I can't think of any active in Richmond. Where are you seeing this?
Hanover planning commission defers vote on controversial data center proposal
Evaporative cooling is by far the norm in Virginia because it’s cheaper (for now), but closed-loop systems are part of far more *future* plans specifically to reduce water usage. Vantage at 3 NoVa/Fred facilities (and a 4th in Stafford); Yondr and STACK in Loudon; CleanArc in Caroline County and EdgeCore in Louisa County - all examples of nearby closed-loop systems. As a home developer local to the area that’s already held much of the land for decades, I don’t think HHHunt wanted a data center
