Do not rent from Pete/Ernest Bush (Richmond, VA)

Went through this with peak property management... Our fix saldy was setting up an escrow. This is what we sent before doing it but tread lightly "This is a landlord supplied refrigerator that failed through normal use. Under Va. Code § 55.1-1220(A)(4), landlords are required to maintain supplied appliances in good and safe working order. Please repair or replace the refrigerator promptly. If it is not addressed within a reasonable time, I may pursue my remedies under the Virginia Residential

Using Peak Property Management as a management company

Seems like these people treat renters like absolute garbage and can't be trusted if you're looking for a property management partner. We had been looking to sign with them to help manage our property with a family member renting the house from us to cover the mortgage. Rent was set to only cover the mortgage, insurance, and the property management fee. All of this had been ongoing and planned over the course of \~6 months.
