fan/museum district apts?
I got really lucky with Zillow rentals. Browse there, but as someone else said, your best bet is walking around and finding signs for independent listings. If you see a building that has a sign for a decent property manager, call them and see if they have a wait-list you can get on. Good luck! EDIT: to answer the second part of your question, my property manager is Charles A. Rose Company. They're certainly guilty of some "landlord specials," but are pretty responsive to things that come up.
